When we investigated a B&B business license back in 1999, we were startled to learn that there was no ordinance on the books of our small town, Harrisonburg, VA. There was, however, one operating "inn", that was licensed as a restaurant, which was their primary source of revenue. We, then, were forced to write and enter into Harrisonburg's City books the ordinance for B&B businesses. It was a blessing (because we could define a B&B from our perspective)and a curse (because it was costly and time-consuming). The legal process added 90 days to the project of developing our property as a B&B. It was/is all worthwhile. Jay is absolutely correct in suggesting that you may wish to investigate, just in case your jurisdiction's ordinances, etc. need to be addressed. This is for your own protection and would be a huge help to any affected area.
